Putting Roots in Robina
CBDRobina’s impressive office vacancy rate has
fallen further below 7 per cent following
a decision by a Gold Coast orthodontist to open a practice in the business
centre’s Campus Alpha.
Dr Steven Semaan has worked as an orthodontist
in the city for the past seven years and has taken a five-year lease with
options over a 259 square metre ground-level space to establish his new venture,
Clear Smiles Orthodontics.
Fitout was recently completed and the
practice has been operating patients since the start of this month.
The leasing deal leaves just one 111 square
metre first-floor space available at the 4500 square metre Campus Alpha, located
on Investigator Drive.
The
three-level building houses offices of Queensland
Health and of Disability Services Queensland, and is located beside the State Government’s 1
hectare Robina Health Precinct, on Campus Crescent, where a $36.3 million, 5180
square metre multi-discipline health facility is under construction and due to
open early next year.
The
precinct is opposite Robina Hospital where an expansion program was completed
in April, doubling the facility’s size to 364 beds and bringing with it teaching
institution status.
Dr
Semaan said his decision to establish Clear Smiles Orthodontics was made a short
time ago after learning that the street-level Campus Alpha space was available.
“I
saw that Campus Alpha provided an opportunity to be part of a Government-driven
transformation that would see CBDRobina become a major Gold
Coast health services hub,” Dr Semaan said.
“Campus
Alpha places Clear Smiles Orthodontics in a strategic central-city location beside
a major new master-planned health services precinct and opposite Robina State
High School.
“CBDRobina
has a big future and Clear Smiles Orthodontics is positioned in the optimum
location to provide orthodontic services to an expanding population.
“Clients
have the benefit of bus, train and motorway access, parking is plentiful, and
there are appealing shopping and dining facilities nearby at Robina Town Centre
and elsewhere.’’
Dr Semaan said Clear Smiles Orthodontics would
specialise in the modern Invisalign orthodontics technique – which utilises
clear, plastic aligners to level and align teeth – while also offering the latest
technology in cosmetic braces.
“Initially, there will be four staff with
myself as the sole orthodontist, but the premises allow for significant
expansion and I plan to grow the practice progressively,“ Dr Semaan said.

CBDRobina’s
central-city location, transport linkages and premier-grade office facilities were
behind the swift take-up of space at RPA buildings in the business centre,
whose vacancy rate compares favourably with those of capital cities.
Other RPA
projects which have also been the subject of strong leasing activity over the
past 18 months include The Rocket, CBDRobina’s iconic 16-level office tower,
and The Wharf, situated adjacent to The Rocket on Laver Drive, where just one
medically approved space remains.
