Condev to build in M1 precinct CBDRobina
GOLD Coast City company Condev Construction is planning to relocate from Varsity Lakes to a $6 million, purpose-designed building in CBDRobina.
It has secured 1869 square metre parcel on Scottsdale Drive, beside the M1 Business Precinct, to develop a 2300 square metre building with 55 basement car parks and 10-on-grade car spaces.
The three-level, tilt-slab building will be smart-wired and environment-friendly and will include three for-lease areas encompassing 1700 square metres.
The site purchase will settle on September 6 and will ultimately see Condev relocate its 20 staff from smaller premises it has outgrown at 482 Scottsdale Drive.
The land has been bought from Robina Projects Australia, developer of the strategically located M1 Business Precinct.
Condev in July took out a Gold Coast Business Excellence Award.
For the federal government, it is building three aged-care facilities, at Byron Bay, Ballina and Lismore, in northern NSW.
In June, Condev secured five stimulus-package projects worth $11.5 million, including works at St Andrews Lutheran College at Tallebudgera, and state schools at Broadbeach, Currumbin, and Caningeraba.
The schools contract is the second for the company, which last November won a $4 million contract to refurbish 24 state schools.
Condev’s headquarters is being designed by Plugin Architectural Studio, which was responsible for the RPA buildings Madison on Riverwalk, St Kilda on Riverwalk, and 50 Riverwalk, in CBDRobina.
Condev principal Steve Marais, who founded the company with wife Tracy, said CBDRobina provided a strategic central-city base with ease of access to all parts of the Gold Coast as well as to Brisbane and northern NSW.
"We undertake construction projects over a wide area and CBDRobina’s M1 Business Precinct is close to the Pacific Highway and is the optimum location for us," he said.
"We have outgrown our present premises and the new building will be easily accessible for our clients and is designed to meet our needs into the future.
“We expect to begin construction in mid-January with completion by the end of October and fitout to follow.’’
Mr Marais said the for-lease spaces would cater for special-need businesses.
"We have just completed the concept design and encourage businesses to contact us now while special needs can be met most cost effectively,"he said.
RPA General Manager Hylton Slater said Condev recognised the benefits of a strategic city-heart location, beside the Gold Coast’s major road artery and close to train and bus facilities.
"Ease of access for clients and for management of worksites as well as options for staff to leave cars at home are important considerations for a business," he said.
"CBDRobina combines these attributes with a modern, vibrant commercial environment that includes Robina Town Centre - Gold Coast City’s premier shopping, dining and recreational destination - and extensive other facilities.
"Condev recognises that these factors will stand it in good stead as it develops and grows along with the city."
Mr Slater said the M1 Business Precinct offered opportunities for other enterprises.
"The precinct is solely for enterprises wanting to build purpose-designed facilities and offers a central-city position without peer," he said.
"We have experienced strong take-up of the land offerings, with stage one now completely sold out and stage two 57 per cent sold," Mr Slater said.
With the ongoing construction activity that is taking place, the M1 Business Precinct is really starting to take shape as a commercial hub.
Businesses in the precinct include Pacifica Seafood, Australian Industry Trade College, and Police Queensland.
Also, Study Solutions Child Care is to begin construction of premises next year.
The M1 Business Precinct is being marketed by Marcus Weld, of Robina Marketing Australia.
